Zoning Descriptions And What They Mean

Amherstburg's Zoning By-law 1999-52, as amended, delineates a comprehensive array of zoning classifications to regulate land use and development withing the town. These zones encompass various residential, commercial, industrial, agricultural, and special purpose designations. 

 

Key Zoning Classifications Include:

Residential Zone:

  • Residential First Density (R1A, R1B, R1): Primarily for single-detached dwellings with varying lot sizes and frontage requirements. 
  • Residential Second Density (R2): Accommodates single-detached, semi-detached and duplex dwellings.
  • Residential Third Density (R3): Accommodates single-detached, semi-detached and duplex dwellings, with smaller lot sizes when compared to the other residential zones. 
  • Residential Multiple First Density (RM1): Intended for townhouse developments.
  • Residential Multiple Second Density (RM2): Permits apartment buildings and other multi-unit residential structures. 
  • Residential Heritage (RH): Intended for the historic core of Amherstburg, accommodates existing development, single-detached, semi-detached, semi-detached and duplex dwellings with additional provisions for heritage compatibility. 
  • Residential Office (RO): Accommodates uses permitted in the RH zone and limited commercial uses including offices, studios, personal service shop, etc. 
  • Residential Modular Home Park (RMH): Intended for the existing mobile home parks. 

Commercial Zones:

  • Commercial General (CG): Allows a broad range of retail and service commercial uses. 
  • Commercial Highway (CH): Designated for commercial uses that cater to vehicular traffic, such as gas stations and motels. 
  • Commercial Neighbourhood (CN): Intended for small scale commercial uses to service the population within the immediate area. 

Industrial Zones:

  • Light Industrial (LI):  Suitable for manufacturing, processing, and storage uses with minimal environmental impact.
  • Heavy Industrial (HI): Intended for more intensive industrial activities that may involve significant externalities. 
  • Special Industrial (SI): Allows for all uses within the Light Industrial zone plus additional permissions for certain types of commercial uses.

Agricultural Zone (A):

  • Agricultural (A): Preserves land for farming and associated rural uses. 
  • Agricultural Restrictive (AR): Contains has more restrictive uses than the Agricultural (A) Zone. 

Environmental Protection (EP):

  • Environmental Protection (EP): Protects natural features and hazard lands from development. 
  • Wetland (W): Protects significant wetlands from development. 

Special Purposes Zones:

  • Institutional (I): Allocated for schools, hospitals, and other public facilities.
  • Open Space (OS): Designated for parks, recreational areas, and open spaces.
  • Extractive Industrial (EI): Pertains to lands used for resource extraction activities. 
  • Resort Residential/Resort Commercial (RR/RC) Zone: Specific to Boblo Island, includes a mix of residential and resort commercial uses. 
  • Future Development (FD): Allows limited uses until development has been determined for the land and initiated through a Planning Act applications.
  • Recreation (RE): Allows recreational uses including campgrounds, conservation areas, golf courses, etc.
