Failure to obtain a permit when required may result in costly delays or legal action.

You may require additional permits or clearances from other authorities. Please contact their office or refer to their website for further information:

Before doing any work, please inquire if locates are needed!

Please note, when building permits are finalized, the information of the improvement, construction or change to the property is provided to the Municipal Assessment Corporation (MPAC). This will result in an increase to the assessed value of the property. Information of this increase is provided to the Municipality and will result in Supplementary bills being charged.

You do not require a Building Permit for the following:

  • Replace existing same-size doors and windows (subject to distance from property lines)
  • Install siding on small residential buildings (subject to distance from property lines)
  • Build a roofless deck under 24" from ground
  • Build a utility shed under 161 sq. feet (still must comply with Zoning By-law regarding lot coverage and setback requirements - also ERCA permit may be required for 100 sq. feet or more if within their Limit of Regulated Area contact their office at 519-776-5209 or essexregionconservation.ca)
  • Re-shingle a roof
  • Dry-wall or plaster
  • Paint or decorate
  • Install kitchen cabinets / bathroom cabinets

What must be included and timeline for permit processing

Please note that most permits are subject to applicable fees and deposits.  We regret that we cannot review incomplete applications and they will be deemed as "changes required" through our Cloudpermit program.

The Building Department collects the application and fee for Right of Way permits for all new homes construction only, for the curb cut and / or finishing of the driveway approach. For existing homes in cases of adding, widening or finishing existing driveways, please contact our  Engineering & Public Works Department.
